Most homeowners figure that they need a new roof when it starts to leak through the ceiling. We all know that a new roof is in order, at some point. The question is, when exactly is the perfect time to take on serious roofing redo? Some roofs can naturally reach the end of its useful life without experiencing failure – so be sure to look out for these signs that it’s time for a new addition.

The roof is old.

Many roofs are able to wear through 20 or so years. If your roof has not been replaced in the past two decades, it’s time to start considering a new roof.

The shingles are cracked or wearing.

Check to see if all of your shingle “tabs” are intact. During storms and high winds, many homes lose their fair share of shingles. The slates act as a layer of protection for your home, so you will want to replace them as soon as possible.

The roof looks unkempt.

Dark spots on a roof indicate granule loss and algae. When the granules are missing, portions of the shingle will appear darker than other areas that are still coated with granules. If you sport dark patches on your roof, it’s time to give the roofer a call.

The roof leaks.

If you step onto your roof and that it feels spongy, you will know that the underlying decking is weakened from moisture. Check your attic to see if there are leaks coming through the roof boards.

The shingles are curling.

If your roof has begun to curl and buckle, it means that it has probably exceeded the life expectancy. Often times, the parts of a roof that experience the most curling and buckling are the areas that are frequently exposed to the elements.
